As a seller, the three most important factors are appropriate pricing, professional marketing and effective negotiation.  If any are missing or inadequate, the likelihood of a timely sale for top dollar significantly diminishes.  I have a proven track record in each of these critical real estate realms.

Appropriate Pricing Suggesting a listing price is something I take very seriously.  I do not rely on inaccurate indicators such as automated valuation methods, tax value or averages of recent sales.   I will never mislead you as to market value simply to obtain a listing agreement.  In my formal analysis, I find the best available recent comparable sales, make appraisal-based adjustments for items of value, factor in market conditions along with seller motivation and determine a final number.  Following these steps has led to a consistently high list to sales price ratio on properties that I list for sale.

Professional Marketing   Framing a property to maximize its wow factor is a multifaceted task.  From a captivating description to professional photography, aerial photography, video, detailed floor plans, accurate data and more, it takes a concentrated approach to make a property truly shine.  I utilize a mix of these mediums to portray property listed for sale in the best possible way, leading to more showings and shorter market time.  

Effective Negotiation  I will vigorously advocate on our behalf, drawing on 15 years of market experience while utilizing valuation methods reflected in appropriate pricing and a reasoned approach to our stance, backing up our position with supportive market data.  Maximizing the bottom line will always remain at the forefront.
